Choosing a Tashkent Apartment Near School and Work: A Location Checklist
A pin on a map does not reveal the daily journey. Learn how to verify school catchment, commute routes, transport and residence registration before buying in Tashkent.
Why nearby on a map may be far in daily life
“An apartment near a school in Tashkent” sounds like a simple search: place the school on a map, draw a circle and open the listings inside it. Yet 500 metres through a quiet courtyard is not the same as 500 metres across a major road. Morning traffic, a locked gate, no pavement or an awkward crossing can make a neat map radius meaningless.
The same applies to “near work.” Straight-line distance does not show door-to-door time. The walk to a stop, waiting, transfers, parking and the final stretch all matter. If two adults work in different parts of the city, one destination point is not enough.
Treat location as part of the apartment. A layout can be altered and walls can be repainted, but the daily journey cannot be moved. A sound decision begins with the household’s actual schedule, not an abstract ranking of Tashkent districts.
Build a household route map
List every regular destination: each workplace, school or nursery, children’s activities, relatives who need frequent visits, a clinic and any place used several times a week. A monthly shopping trip should not outweigh a journey repeated twice every weekday.
Set a maximum travel time rather than an ideal distance. A family might require a safe walking route to school, a door-to-door commute below its own limit, and a clear walk to a metro station or main bus stop without dangerous crossings. These are household constraints, not universal standards.
Use the Tashkent apartment listings to build a shortlist, but do not choose a winner from photographs. Plot the addresses first and remove properties that break two or three essential routes. This order avoids a common trap: once a flat feels attractive, the buyer starts inventing reasons why an inconvenient commute is “probably manageable.”
Create two scenarios. The first is a normal weekday when the household leaves at similar times. The second is an evening or weekend when services differ and some courtyards or passages may be closed. Add a pushchair route for a young family and stairs, underpasses and resting points for an older resident.
Verify the school catchment
“A good school nearby” in a listing does not mean automatic admission to that school. In 2026, first-grade applications through my.gov.uz were organised around the assigned microdistrict, followed by an additional stage where places remained available.
According to an official 2026 notice from the Ministry of Digital Technologies, the system allowed families to select the school assigned to their residential microdistrict from 20 June to 31 August. An additional stage ran from 1 to 31 August, allowing a school elsewhere in the same district to be selected subject to vacancies. The official First Grade Admission service is hosted by my.gov.uz and identifies the Ministry of Preschool and School Education as the responsible authority.
The practical lesson is that a seller, broker or neighbour cannot confirm a catchment. Before buying, check the current procedure on the government portal and verify the address with the intended school or local education authority. Boundaries and admission procedures can be updated for a new academic year.
Test more than formal eligibility. Walk the child’s route in the morning. Look for controlled crossings, traffic lights, lighting, pavements and conditions after rain. Time the journey at a child’s normal pace rather than an adult’s meeting-to-meeting speed.
If the child is already enrolled elsewhere, ask about transfer procedure and available places before the transaction. Proximity does not replace the school’s decision. For a private school, confirm admission and transport separately because it need not follow the state-school microdistrict system.
Check residence registration requirements
The school question is tied to residence, so address documentation should not be left until after the move. In May 2026, my.gov.uz published a new registration procedure approved by Cabinet of Ministers Resolution No. 224. The official notice says that a citizen must register within ten working days of moving to a new address. An application can be submitted through my.gov.uz, a Public Services Centre, a Smart Migration point or the E-xabar berish system.
This does not mean every apartment automatically resolves registration. Before the sale, establish who is currently registered, when previous residents will be deregistered and what the new owner must do. Contract wording and practical dates should match the household’s moving plan.
Do not give a seller unnecessary personal information for an informal “advance check.” Use official channels and provide documents to a notary or authorised professional within the transaction. If the buyer is a foreign citizen or a family member has a different status, confirm the applicable registration process before paying a deposit.
Test the commute to work
A route in an app is a forecast, not a promise. Test it on the weekday and at the hour when you expect to travel. One real morning from the proposed home is more useful than relying for years on a twenty-minute estimate measured on Sunday.
For driving, add the courtyard exit, turns, normal congestion and time to park. For public transport, include the walk, wait, transfer and a reliability margin. If the journey depends on one bus route, identify a backup.
Official guidance on urban passenger transport states that services operate under schedules approved by the transport authority, while metro intervals are governed by specific rules. Schedules support planning, but a property should still be judged using the real route at the relevant time.
Run at least two tests: the morning trip to work and the evening return. If the job is hybrid, do not overvalue one easy day. Consider what happens if the office moves: does the location connect to several employment centres, or is all its convenience tied to one address?
Transport, courtyard and the evening route
A daytime viewing shows the facade but not the full life of the building. Return in the evening. Check entrance and courtyard lighting, parking occupancy, noise from roads or cafés and the walk from the stop. See whether a child or an older relative can be dropped off safely.
Do not treat every address in a district with a metro station as “near the metro.” Measure the walk to the station entrance. If a bus is required, this is a two-mode journey. The same distinction applies to schools: physical distance and catchment eligibility are separate checks.
Look for barriers such as railway tracks, canals, fenced compounds and underpasses without accessible ramps. A map may route pedestrians through a gate that closes after dark. Ask about a second courtyard exit and test it yourself.
Inside the apartment, check mobile coverage and internet options, the lift, water pressure during busy hours and access for emergency services. These issues extend beyond geography, but they are what turn a “good district” into a convenient or inconvenient home.
Compare two apartments objectively
Build a table with five sections: home, daily routes, school, transport and total cost. Assign each criterion a weight. If school access is critical, it should score more heavily than the view. For remote workers, quiet, connectivity and workspace may matter more.
Record real tested minutes rather than kilometres. For school, include verified catchment and a safe path. For transport, include primary and backup routes. For cost, include the purchase price, necessary repairs, transaction expenses and recurring transport costs.
The table is not meant to become mathematical theatre. Its purpose is to expose the trade-off. One property may cost more but save the household ten hours of travel each week. Another may be cheaper while requiring taxis, a second car or constant school accompaniment. The financial difference becomes clearer when the value of time sits beside it.

Location checks before a deposit
- The address is confirmed in documents, not only on the listing map.
- Every frequent household journey is plotted.
- The commute is tested door to door in the morning and evening.
- A realistic backup exists for the primary transport route.
- The school catchment is verified through the official service and school.
- The child’s walking route is tested for crossings and lighting.
- Residence registration steps are understood before the transaction.
- The building and courtyard are visited by day and after dark.
- Parking, noise, locked passages, lift and connectivity are checked.
- Location convenience is weighed against the total purchase cost.
An apartment near school and work is not simply one with attractive map icons in its listing. It is one whose routes survive the test of an ordinary Tuesday. That is how a pin on a map becomes a home that genuinely works for the household.
